Circuit de Spa-Francorchamps unveils an unprecedented premium trackside accommodation offering with Escapade

A private investment of more than €30 million – the largest in the Circuit’s history.

Circuit de Spa-Francorchamps today announces the development of a premium trackside accommodation offering, in partnership with Escapade, a UK-based company specialised in the development of hotel projects.

Named “Escapade Spa-Francorchamps”, this major project includes the creation of a 68-room hotel, located in the Eau Rouge building, at the foot of one of motorsport’s most iconic sections, the Eau Rouge. This new development will deliver world-class hospitality, designed to support the sporting, commercial and cultural activities of Circuit de Spa-Francorchamps throughout the year.

In addition, six independent residences, totalling 23 additional rooms, will be built at La Source, the emblematic hairpin adjacent to the straight that marks both the start and finish of the circuit. Fully operated as part of Escapade Spa-Francorchamps, they have been designed to complement the hotel offering at Eau Rouge.

The project combines accommodation, wellness and flexible event spaces to welcome teams, partners, guests and organisers all year round. Two key areas of the Circuit will therefore be transformed by this landmark development.

 In total, 91 rooms will enhance the accommodation offering at Circuit de Spa-Francorchamps.

Alongside these rooms and residences located next to some of the Ardennes Rollercoaster’s most iconic corners, new hospitality and reception spaces with unrivalled views will further expand Circuit de Spa-Francorchamps’ offering.

A bar and a gastronomic restaurant overlooking the Eau Rouge will further establish the Circuit as a leading leisure and corporate destination.

A premium accommodation offering – previously unavailable at the Circuit

This new development introduces high-end trackside hospitality, a first for Spa-Francorchamps. It will include in particular:

  • premium rooms and residences,
  • a new food & beverage offering,
  • wellness and fitness facilities,
  • concierge services,
  • event spaces,
  • services tailored to teams, partners, organisers, businesses and visitors.

Designed to operate year-round, the project will strengthen the Circuit’s ability to host sporting, commercial, corporate and tourism activities well beyond major race weekends and flagship events.

In addition to its HoReCa offering, “Escapade Spa-Francorchamps” will support economic and tourism activity 365 days a year, further reinforcing Circuit de Spa-Francorchamps as a destination and consolidating its role as a key economic driver for the region.

This development fully aligns with the Circuit’s 2024–2028 strategy, which aims to diversify the offering, strengthen the site’s economic model and position Spa-Francorchamps as an international destination active 365 days a year.

While 2026 and 2027 will be dedicated to obtaining permits and carrying out construction works, Escapade Spa-Francorchamps is scheduled to open in 2028.

A historic and unprecedented project for Circuit de Spa-Francorchamps

With more than €30 million in private investment, Escapade Spa-Francorchamps represents the largest investment ever made in the history of Circuit de Spa-Francorchamps, as well as the most ambitious project ever delivered on the site in absolute value.

It is also a first: never before has a private investor undertaken a project of this scale directly within the Circuit, confirming Spa-Francorchamps’ international appeal, the strength of its financial management and the solidity of its long-term vision.

A project creating significant value for Wallonia

Beyond its direct impact on the Circuit, Escapade Spa-Francorchamps will be an important economic lever for Wallonia, creating jobs linked to hotel operations and associated services, and generating additional benefits for the regional economy.

Architecture inspired by the site and integrated into its environment

The architectural design of the project has been entrusted to Gensler, one of the world’s leading architecture firms. The development is centred around two emblematic buildings on the site – the Eau Rouge building and the Villa t’Serstevens – which will be enhanced and integrated in a way that respects the Circuit’s identity. In addition to these two buildings, which will be refurbished and expanded while preserving their existing architectural character, two premium villas will be created alongside the La Source corner.

The architectural concept draws on the track layout, the terrain and the Ardennes natural landscape. The volumes and lines evoke movement and the circuit’s flow, while the materials have been selected to harmonise with the forest environment: wood, local stone, textured renders and metal elements, designed to age naturally over the seasons.
